Garage Door Auto Latch Lock Set with T-Handle, Sash Chain & Spring Latches
Category: Locks
The Garage Door Auto Latch Lock Set is a complete mechanical locking system designed for sectional garage doors that need a keyed exterior handle and automatic spring-loaded latching on both sides of the door.
When the garage door closes, the spring latches engage the striker plates at the vertical tracks, helping secure the door in the closed position. Turning the exterior T-handle or operating the interior release handle pulls the connected sash chain, retracting the latches so the door can be opened.
This complete kit includes the spring latches, striker plates, 18 feet of sash chain, S-hooks, inside release handle, keyed outside T-handle, two keys, and installation fasteners, making it a practical replacement or new-installation lock system for compatible residential and light-commercial garage doors.

How the Auto Latch System Works
The spring latches are mounted near the lower sides of the garage door, while the matching striker plates are positioned at the vertical tracks.
As the door closes, the spring-loaded latch mechanism engages the striker plates automatically.
To unlock the door, the keyed exterior T-handle rotates and pulls the connected sash chain. The chain retracts the spring latches from the striker plates, allowing the garage door to move upward.
The inside release handle provides the same basic release function from inside the garage.
Because the latch mechanism is spring loaded, the system can return to the locking position when the door is closed again.
Complete Lock Set
This is more than an individual latch or replacement handle. The kit provides the primary components required for a complete mechanical garage door locking system.

Spring-Loaded Auto Latching
A major advantage of this system is the spring-loaded latch design.
Instead of manually sliding a separate lock into the track every time the garage door is closed, the latches are designed to engage the striker plates as the door reaches the closed position.
This provides a convenient mechanical locking arrangement while retaining keyed access from outside the garage.
Exterior Keyed T-Handle
The included exterior T-handle allows the locking system to be operated from outside the garage.
The handle is supplied with two keys, allowing the user to unlock the mechanical latch system before manually opening the door.
The T-handle connects mechanically to the spring latches through the supplied sash chain and hardware.
Interior Release Handle
An inside release handle is also included so the latch system can be disengaged from inside the garage without using a key.
This allows convenient operation from either side of the door while maintaining keyed exterior access.
18-Foot Sash Chain
The kit includes 18 feet of sash chain used to connect the handle mechanism to the spring latches.
The chain can be routed across the inside of the garage door and adjusted during installation so that rotating the handle retracts both latches properly.

Auto Latch vs. Manual Slide Lock
A manual slide lock must normally be physically moved into and out of the garage door track by hand.
An auto-latch system operates differently. The spring latches are connected to the T-handle and are designed to engage the striker plates when the door closes.
This makes the Auto Latch a better choice when the customer wants:
-
Exterior keyed operation
-
Inside manual release
-
Two-sided latching
-
A complete integrated mechanical lock system
Important for Automatic Garage Door Openers
Mechanical garage door locks require special attention when an automatic garage door opener is installed.
Do not operate an electric garage door opener while the Auto Latch is engaged.
Trying to open the door with the mechanical latches still locked can damage the opener, door sections, track, lock components, or other hardware.
If the door is being converted to automatic opener operation, verify that the locking system is properly disabled, removed, or otherwise configured for the application.
Installation Notes
Correct alignment between the spring latches and striker plates is essential.
During installation:
-
Position the latches so they engage the striker plates cleanly
-
Route the sash chain so both latches retract together
-
Adjust chain tension to prevent excessive slack
-
Verify that the exterior T-handle fully retracts both latches
-
Verify that the inside release handle operates correctly
-
Confirm that the latches automatically return to the locking position
-
Check that no chain or lock components interfere with hinges, rollers, tracks, or other moving hardware
After installation, operate the complete lock system several times before placing the garage door into normal service.
Safety
Never attempt to force a garage door open while the latches are engaged.
Before operating the door, confirm that both spring latches have fully released from their striker plates.
Garage doors are heavy moving systems that may also contain springs and cables under significant tension. Installation or adjustment of locking hardware should be performed carefully and only by individuals familiar with garage door systems and appropriate safety procedures.
